Building in Turkey: Your Questions Answered
Turunç Yapı coordinates architecture, engineering and construction in Fethiye and Muğla. Speak to our local team about your plans.
Can a foreign buyer purchase land in Turkey?
Eligibility depends on nationality, the property and restrictions that apply to the location. Ownership alone does not mean a plot can be built on. Before committing to a purchase, have the title, planning status and restrictions checked by the relevant authorities and an independent legal adviser. The official land registry guide is linked below.
Where should I start when planning a villa in Fethiye?
Start with the plot, its planning status and your brief. We review the information you have, discuss the size and use of the home, and outline the design and construction stages. Göcek, Ölüdeniz, Ovacık, Hisarönü and other locations can have different site constraints.
Who handles the building permit?
We can coordinate design documents and the permit application with the relevant municipality. The required documents and approval time depend on the plot, the proposed building and any special restrictions.
What is an occupancy permit (iskân)?
The occupancy permit is the authority’s approval for the completed building to be used. We coordinate the completion documentation within the agreed scope. It should be considered from the start, alongside the building permit.
How are payments arranged?
The written proposal and contract set out the scope, specification, programme and payment milestones. These may follow agreed project stages. We discuss the arrangement before work begins rather than applying one payment schedule to every project.
Can I follow the project from the UK?
Yes. We can agree a schedule for photographs, video updates and online meetings, so you can review progress while you are away. The reporting arrangements are included in the agreed project scope.
Do you offer design without construction?
Yes. Architectural design, structural engineering, landscape design and 3D visualisation can be commissioned separately.
How quickly will you respond to an enquiry?
We aim to contact you within 24 hours. Plot details, the planning documents you already have and a short description of your plans help us prepare for the first conversation.
